The Cotton Mills Condos, An historic Warehouse Turned into Condos…..

    The  Cotton Mills dates back to about 1900 when it was a mill turning cotton to to all kinds of fibers.  The Mississippi River was several blocks away.  Most of the Cotton was shipped down the Mississippi River to New Orleans for transport and fabrication to ship to ports all over the world.

    In the late 1980’s HRI developed the building into apartments that were rented as demand for housing picked up in the Warehouse District.  Then in 2004 they started selling the 288 units as condos in four phases.  At this time many of the units were upgraded to reflect the times.

    Located at 920 Poeyfarre, its a block from Magazine Street and the World War II Museum.  Hard to believe the amount of changes in the last 5-6 years.  Love the building and think that has helped me sell over 30 condos in the building.  I am even losing count. Cotton Mills Condos Smoke Stack in the New Orleans Warehouse District

        Many of the old factories make up the historic feel of the New Orleans Warehouse District have been converted to other uses.  This is the Cotton Mills Condos which around 1900 was a Cotton Gin and storage area.  The port of New Orleans was an ideal place as shipping down the Mississippi River was very efficient form of transportation.   This is the old smoke stack left in tack that enhances that feel.  The windows in this unit are at least 9 feet tall and 4 feet wide.

Cotton Mill Condos, 433 corner condo

     I just listed this 2 bedroom and two bath condo at the Cotton Mills in the New Orleans Warehouse District.  One of the best features of these units are the 18 ftl ceiling and very large windows.  This unit has 7-8 of these historic windows.  Add the original wood floors and exposed brick walls, you get the real New Orleans warehouse feel.  Its a canvas where you can add your touches.  The updates were done in 2006.  Visit my New Orleans condo site  for more photos under featured listings.

Cotton Mills #349, High Ceilings Verticle

         The New Orleans Warehouse District features condos that were once commercial buildings dating back to 1900.  People like the high ceilings like this unit has.  The ceilings are about 18 feet tall.  The exposed brick is a favorite feature along with the large 10 foot windows.  The wood floors, high ceilings, exposed brick and large windows make the units seem much bigger than they area. 

        This is an remodeled condo at the Cotton Mills Condos.  It was once a cotton mill built before 1900 when cotton was shipped down the Mississippi River and headed to other ports around the world.  People have put some wonderful touches in these condos.  Many are becoming second homes as more and more people who are discovering that New Orleans is quite different and a lot of fun.

Cotton Mill Condos, The Large windows are winners in the New Orleans Warehouse District

      The Cotton Mill Condos is a converted Cotton Mill dating from the late 1890’s that was converted to rental units in 1990 and later converted into condos.  It what I call a true New Orleans Warehouse condo that features 18 ft. ceiling, exposed brick, exposed beams, wood floors and yes the extra large windows.  The natural light and high ceilings really makes a small units look much larger.

      The Cotton Mill Condos are one of the more popular condo associations in the New Orleans Warehouse District.  Moderate prices and great common areas.
